Admirals Cove homes: November market wrap up

As we head into the peak of the season in our country clubs, it's time to drill down into the activity at Admirals Cove and see what happened during November.

The number of Admirals Cove homes for sale reached a low earlier this year when only 39 houses were listed for sale.  Since that time, the number of active listings has nearly doubled.  There are now 65 homes listed for sale.  You can use this link to see all of them.

Two of the three most expensive houses are directly on the Intracoastal and are listed in the $8 million plus range.  One home is the former residence of the developer of Admirals Cove, Ben Frankel.  The other is the last private home designed by internationally acclaimed architect, Frank Israel. 

The other home listed over $8 million is on Eagle Drive.  Homes for sale near the end of Eagle Drive can command the higher prices, in the $8 million range, like those on the end of Mariner Drive.

During November, there were 9 new homes listed for sale with a median price right at $2.5 million. This is $581 per square foot.  These prices can be deceiving though since a long or wide water view can command a much higher listing price than a golf course view.

There were no closings, but 3 houses did go under contract.

Jupiter real estate market: November wrap up

Jupiter real estate continues to change as we head into the most active part of our season.  Things are bustling at the country clubs in the area like Admirals Cove as the last of the seasonal residents take up residence.

So let's take a quick look at the end of month wrap up in the local market.

The local scene is now dominated by new construction as the DiVosta homes in Sonoma Isles opened for sale on November 23.  And this is not the only new construction project in zip code 33478.

Across the street from Sonoma Isles, the Toll Brothers community of Jupiter Country Club continues to offer new estate homes and further west, new estate homes are selling on the former site of the Burt Reynolds Ranch.  These homes are called Reynolds Ranch.  BTW- His Intracoastal home just sold after years on the market.

At the end of the month there were 793 active listings for Jupiter and Tequesta.  176 of them are priced over $1 million.  Of these homes, 128 are listed as waterfront properties although this might include lakes.

In the last 30 days, 127 homes sold in Jupiter and Tequesta and the median price was $305,000. During that same period, 257 homes were newly listed for sale.  If you have been following my blogs, you know that sales of homes in Palm Beach County just hit an 18 month low.

Sonoma Isles, new DiVosta homes, open for sale

Sonoma Isles is the latest DiVosta community to go up in the Jupiter/Palm Beach Gardens area. Located on the north side of Indiantown Road across from the Toll Brothers community of Jupiter Country Club, nearly 300 homes will begin selling November 16.

DiVosta homes have long been exceptionally highly prized for their famous "Built Solid" concrete construction method.  This method uses frames to retain poured concrete as walls instead of the more customary CBS block method of stacking.

Solid concrete construction was used on the Florida Keys to make homes more "hurricane proof" and with the addition of "impact" windows on today's homes, these should easily withstand winds to the rated 140 mph threshold.

Home prices will start in the mid-$600's and go to over $1 million.  This is in line with other new homes at Jupiter Country Club, Rialto and Windsor Park.  Other new construction homes offered by Standard Pacific in The Prado start near $1 million.

Jupiter home prices, an update

The market for Jupiter homes continues to heat up.  Prices and all other relevant statistics point to a high demand for our houses.


16 homes were listed for sale in this area during the last 24 hours.  If we drill down into the data a little we find that the median home price is $ 429,000 with works out to $ 194.41 per square feet of living space.

This takes into account all price ranges and the median gives a better insight than the average.

Days on the market have dropped to only about a month.  So, if you are looking at Jupiter homes for sale, be sure and talk to your agent and lender to make sure there are no surprises.

This is where a great agent can help.  Lending rules have tightened up since 2008 and the slightest mistake can really foul up you plans.

And you may lose the house you want.

Burt Reynolds Ranch is set for development

Change is coming to Jupiter Farms and the 33478 zip code.  As the housing market here continues to heat up the undeveloped land around Jupiter Farms is coming under pressure.

Near the Florida Turnpike several hundred homes are going to be built by DiVosta Homes in Sonoma Isles.  Divosta, owned by Pulte, has been one of the most prolific builders in this area for decades. His homes in The Bluffs, The Hamptons and Oaks East have always been popular because of the pleasing floor plans, solid concrete construction and oak lined streets.

In the Farms, the famous Burt Reynolds ranch is set to undergo development into luxury homes on oversize lots.  K. Hovnanian purchased the property from the Palm Beach County School Board as has approval for construction.


At one time, the ranch/movie set was a tourist destination but for the last few years it has set abandoned.  It is located on the eastern side of the Farms on Jupiter Farms Road next to the local gathering spot, Town N Country Feed.
